After all, it\u2019s very hard to build a successful portfolio if you don\u2019t know what success actually looks like.<\/p>\n<p>Ask yourself, \"Why do I want to own an investment property?\" You might have answers like \"I want to quit my 9-5 job\" or \"I want to be able to travel the world\" or \"I want $20,000 in extra income per year.\"<\/p>\n<p>The answer to the question makes it easier to pick your long-term strategy. If you want to replace your job so you can travel, you might decide that your goal is to create $10,000 a month in cash flow to comfortably replace your job.<\/p>\n<p>If you decide to invest in multi-family apartments, that might mean accruing 40 doors that generate $250 per month in cash flow. You could build a portfolio as small as 10 4plexes (apartments).<\/p>\n<p>Or you could buy houses that generate $600 per month, which would 17 single-family homes that you rent out.<\/p>\n<p>Whatever your goal is, it\u2019s important to have one, so you can pick a strategy that is able to get you there in a time that\u2019s acceptable for you.<\/p>\n<p>Personally, my partner and I have a goal of reaching financial freedom by generating $20,000 a month in passive income. We are going to achieve this goal by building a large portfolio of apartments in St. Louis City and County. We are on pace to have 80 apartments by the end of 2021, and should reach our goal in 2022.<\/p>\n<h2><h2 id=\"step-2--set-your-budget\">Step 2: Set Your Budget<\/h2><\/h2>\n<p>Before you swing into action, you need to understand what you can afford in an investment property.<\/p>\n<p>Setting a budget is actually simpler than most people expect, as there are only two things you need to consider when it comes to the down payment.<\/p>\n<p>First, ask yourself how much cash you\u2019re actually comfortable investing. Some people are comfortable putting upwards of 50% of their wealth in property, while others never want real estate to be more than 20-25% of their total wealth.<\/p>\n<p>Pick a number that works for you, then multiply it by five to get the total amount of property you can afford (the bank will cover 80%)<\/p>\n<p>The second question you need to ask yourself is whether you\u2019re willing to <a href=\"https:\/\/listwithclever.com\/real-estate-blog\/house-hacking-guide\/\">house hack<\/a>.<\/p>\n<p>House Hacking is when you purchase a multi-family property, then live in one unit while renting out the others.<\/p>\n<p>By living in the property, you qualify for a loan that\u2019s as low as 3.5% down, which enables new investors \u2014 who might not otherwise be able to afford a property \u2014 to buy large rentals.<\/p>\n<p>House hacking was how I got started \u2014 if you\u2019re willing to live in a duplex, triplex, or 4plex, I can\u2019t recommend it enough.<\/p>\n<h2><h3 id=\"how-to-buy-a-rental-property-with-no-money-down\">How To Buy A Rental Property With No Money Down<\/h3><\/h2>\n<p>If you\u2019re reading this, don\u2019t have a ton of capital to invest, and aren\u2019t interested in house hacking, there\u2019s still a way for you to get started in real estate!<\/p>\n<p>While it can be difficult to accomplish, there <em>are<\/em> deals out there you can get into for no money down.<\/p>\n<p>What you\u2019re looking for are sellers that are willing to do owner financing and give you a mortgage instead of the bank.<\/p>\n<p>In my experience, owner financing is often more popular with older sellers who own their property free and clear. By being the bank and financing the property, they get to collect the interest from the loan in addition to the sale price.<\/p>\n<p>This can be a great deal for the seller if they\u2019re using the monthly payments to retire on \u2014 as opposed to taking the proceeds from the sale in one lump sum to purchase more investment properties.<\/p>\n<h2><h2 id=\"step-3--learn-how-to-forecast-cast-flow\">Step 3: Learn how to forecast cast flow<\/h2><\/h2>\n<p>If you\u2019re buying an investment property, it\u2019s probably for the monthly income. However, not all properties listed for sale will actually cash flow, \u2014 many will have more monthly expenses than income.<\/p>\n<p>Before you can buy a property, you MUST be able to model the financials so you can determine whether it\u2019s A) a good deal and B) will help you meet your goals.<\/p>\n<p>To model your properties, I recommend using this free <a href=\"https:\/\/listwithclever.com\/rental-property-calculator\/\">rental property calculator<\/a> I built. In competitive markets, sellers often won\u2019t accept your offer if you\u2019re not pre-approved.<\/p>\n<h2><h2 id=\"step-6--start-looking-for-properties\">Step 6: Start looking for properties<\/h2><\/h2>\n<p>The time has finally come: You\u2019re ready to seriously look for properties!<\/p>\n<p>The two main ways to find investment properties are on market and off market.<\/p>\n<p><span style=\"font-size: 18px;\">Finding properties on market<\/span><\/p>\n<p>Properties that are on the market are listed on the MLS by real estate agents, and they get syndicated to popular websites like Zillow, Realtor.com, and Trulia.<\/p>\n<p>Investment properties can be competitive, so I\u2019d recommend asking your realtor to set you up with \"MLS Alerts.\"<\/p>\n<p>This means you get an email the moment a home that meets your criteria hits the market, so you can quickly evaluate it and decide if you want to make an offer.<\/p>\n<p><span style=\"font-size: 18px;\">Finding properties off market<\/span><\/p>\n<p>Off-market properties are investments that aren\u2019t listed for sale on the MLS. You\u2019ll need to hunt these down yourself \u2014 or be connected to other investors.<\/p>\n<p>If you\u2019re interested in off-market property, I\u2019d recommend you start by looking for properties in your market that have for-rent signs in the yard, but aren\u2019t on any online rental sites \u2014 or only on Craigslist.<\/p>\n<p>These landlords haven\u2019t kept up with new technology, and there\u2019s a good chance their properties are rented below market and they might be interested in selling.<\/p>\n<p>I found the second property I ever purchased using exactly this method.<\/p>\n<p>Here are a few other ways to find off-market properties:<\/p>\n<ul>\n<li>Going to real estate investor meetings and buying from other investors<\/li>\n<li>Buying from wholesalers that have property under contract<\/li>\n<li>Sending direct mail to rundown property you\u2019re interested in<\/li>\n<li>Cold calling owners of property you\u2019re interested in<\/li>\n<li>Putting up bandit signs that let people know you are looking to buy (note: this is not legal everywhere)<\/li>\n<\/ul>\n<h2><h2 id=\"step-7--start-making-offers\">Step 7: Start making Offers<\/h2><\/h2>\n<p>Once you\u2019ve found a property that meets all of your goals and seems like a good investment, it's time to make an offer!<\/p>\n<p>Here are some tips and tricks that can help get your offer accepted for the lowest possible price:<\/p>\n<ul>\n<li>Don\u2019t be afraid to offer significantly below list price. We\u2019re looking for deals, so offer a price that meets your return, and don\u2019t worry about losing the deal. I\u2019d rather wait for a good deal than buy something average now.<\/li>\n<li>If your offer gets rejected but the property is still on the market two weeks later, resubmit! Now you just have to make it through inspections and financing \u2014 then you\u2019re ready to close.<\/p>\n<p>Inspections are your chance to make sure the property you're purchasing isn\u2019t going to have any unexpected expenses.<\/p>\n<p>It's also a great time to negotiate any expenses or issues you <em>do<\/em> find into repair credits or a reduction in price.<\/p>\n<p>For new investors, I STRONGLY recommend that you use a licensed home inspector for your first purchase. They will give you a detailed report that\u2019s usually 20+ pages long that outlines every aspect of your house \u2014 and if it needs any work.<\/p>\n<p>I\u2019d also STRONGLY recommend you hire a separate company to run a camera through the sewer to make sure there\u2019s no cracks or breaks in the line.<\/p>\n<p>For experienced investors, it's common to not hire a licensed inspector, but instead bring out their real estate team.<\/p>\n<p>When my partner and I purchase properties, we often bring out our roofer, HVAC guy, electrician, interior contractor, property manager, and a sewer company to camera the sewers.<\/p>\n<p>While we don\u2019t end up with a 20-page report, we finish our walkthrough with detailed bids from our contractors of exactly how much it's going to cost to renovate the property \u2014 and a rental listing price from our property manager \u2014 making it easy for us to evaluate a deal.<\/p>\n<p>This only works because we\u2019ve done a lot of work with our team, and they know that if we <em>do<\/em> end up purchasing the property, they\u2019ll be hired to do any necessary repairs.<\/p>\n<h2><h2 id=\"step-9--optional---choose-a-property-management-company\">Step 9 (optional): Choose a property management company<\/h2><\/h2>\n<p>If you\u2019re investing out of state \u2014 or don\u2019t have the time to manage rental property \u2014 you will need to choose a property management company.<\/p>\n<p>Ask your agent and other investors for referrals, then schedule some interviews. Here are some things you should always ask when evaluating prospective property managers:<\/p>\n<ul>\n<li>How they do their accounting, and ask for a sample report<\/li>\n<li>Their hourly rates for different maintenance services<\/li>\n<li>Their fee structure for management<\/li>\n<li>If you can interview some of their current clients (property owners)<\/li>\n<\/ul>\n<p>Once you\u2019ve picked a manager, you will want to loop them in on the closing date, as they will actually be the ones getting the keys on closing day.<\/p>\n<h2><h2 id=\"Step-10:-Locking-in-your-financing\">Step 10: Locking in your financing<\/h2><\/h2>\n<p>Once you go under contract, your lender will ask you for much more detailed financial information, and run a hard pull on your credit to verify everything.<\/p>\n<p>Then they\u2019ll conduct an appraisal of the property to make sure it's worth <em>at least<\/em> what you\u2019re paying for it.<\/p>\n<p>Be ready for a lot of back and forth \u2014 particularly when it comes to sending requested documents \u2014 but nothing should be overly difficult.<\/p>\n<h2><h2 id=\"Step-11:-Closing-day!\">Step 11: Closing day!<\/h2><\/h2>\n<p>Congratulations on making it to closing day!<\/p>\n<p>Closing day might not be what you\u2019re expecting, as more and more closings are taking place virtually. Regardless of how or where it happens, expect to sign a ton more paperwork than you expect.<\/p>\n<p>Closings for the buyer and seller generally take place at different title companies (or virtually). If you\u2019re using a property manager, you\u2019ll probably never actually get a set of keys (the manager will collect them).<\/p>\n<p>Take a moment to relax \u2014 finding and purchasing a great investment deal is a long hard journey, and you\u2019ve done it!<\/p>\n<h2><h2 id=\"Step-12:-Growing-your-portfolio\">Step 12: Growing Your Portfolio<\/h2><\/h2>\n<p>Now that you\u2019ve closed on your property, if you didn\u2019t hire a property manager, it\u2019s important that you learn how to become a great landlord. Managing your tenants and maintaining your property will make or break your investments returns.<\/p>\n<p>Once you get the hang of being a landlord, it's time to take what you\u2019ve learned and repeat the process.<\/p>\n<p>In some cases, it might make sense to sell one of your properties and use the proceeds to buy a larger one that will generate more cash flow.
