✍️ Editor’s take: ISoldMyHouse.com is a straightforward website that offers two listing packages. It isn’t the cheapest flat fee MLS platform, nor does it have the most options, but it's a reasonable option for FSBO sellers who want a simple and easy-to-use service.

ISoldMyHouse.com is a licensed flat fee multiple listing service (MLS) broker operating in 49 states. It offers two listing packages: Get Listed and Get Sold. Both packages allow sellers to avoid paying a listing agent’s fee by listing and showing the property themselves.

The Get Listed package includes a 6-month MLS listing with 6–10 photos of the property for $299. It's the ideal package for 1–2 bedroom homes.

The Get Sold package costs $399 and is the same as Get Listed but includes 25 or more pictures. We recommend this package for larger homes.

ISoldMyHouse.com also offers to connect sellers with a partner agent for a predetermined discounted rate or a cash buyer if they want a quick way to complete the sale. Both options can reduce the work required to list for sale by owner (FSBO).

The biggest drawback to ISoldMyHouse.com is its relative lack of add-on options. Other flat fee MLS companies sometimes offer add-ons like a comparative market analysis or contract negotiation support — neither of these exist with ISoldMyHouse.com.

If you're looking for a service that has multiple additional services, you may be better off going with a discount broker. These are full-service agents that take away the work of listing FSBO — for thousands less than traditional realtors.

Should I sell my home with ISoldMyHouse.com?

👍 What we like about ISoldMyHouse.com

  • Nationally available, except ND

  • Easy to use

  • Free educational resources

  • Good reviews

👎 What we don’t like about ISoldMyHouse.com

  • No comparative market analysis or contract negotiation support

  • Not the cheapest option

Established in 1997, ISoldMyHouse.com is a real estate website that helps homeowners sell their home and save money. It also provides a variety of educational resources entirely free on its website.

The no-nonsense MLS listings make ISoldMyHouse.com a good pick for first-time FSBO sellers.

ISoldMyHouse.com's two flat fee MLS options both get your home on the local MLS, Zillow, Trulia, and elsewhere for a great price — but if you're searching for rock-bottom deals, you may be able to find slightly better pricing depending on where you live. Still, if you're new to the FSBO scene or just want a no-frills experience, we think it's worth the cost.

» LEARN: How to sell your house FSBO

However, if this isn't your first time selling FSBO, then you may want to choose a cheaper flat fee MLS option. You'll also likely want to pick another option if you want additional add-ons, like a comparative market analysis or contract negotiation, as these aren't available with ISoldMyHouse.com.

Overall, ISoldMyHouse.com is a good choice for sellers who want a simple FSBO experience. Just keep in mind, it likely won’t provide the most add-on options and may not be the cheapest, depending on your location and the package you select.

Flat Fee Group: Easiest to vet brokers

Flat Fee Group is an organization of brokers who offer flat fee MLS services. One thing that separates them from competitors is knowing exactly who you're working with — whereas ISoldMyHouse.com or Fizber obscure the listing broker until after you've paid.

That said, working with Flat Fee Group varies from state to state. Some states may have relatively few options or may be overpriced for the service they provide.

FSBO.com: Best Redfin option

A major highlight of FSBO.com is a package that lists on FSBO.com and Redfin for $99.95. It's one of only two ways to get listed on Redfin without being listed on the MLS.

FSBO.com offers a separate MLS package for $399.95 that connects you with a broker and lists for 6 months with up to 20 photos. If you can manage with only six photos, you’d be better off going with ISoldMyHouse.com or Fizber.

Fizber: Most widely available

Fizber allows you to list your FSBO home for free with unlimited photos on Fizber.com, which is a nice way to expand your marketing without having to pay a fee.

You’ll need to purchase one of two packages to list on the MLS, for $295 and $395 respectively. The $395 option allows your listing to include the state maximum number of photos.

Fizber also offers an option to list on Redfin for $95, but we recommend FSBO.com for that.

How can I sell my house with ISoldMyHouse.com?

ISoldMyHouse.com offers two flat fee MLS packages: Get Listed and Get Sold. It also offers partner agent and cash offer services.

$299 Get Listed package

👍 We recommend this package for FSBO sellers with small houses or rentals.

👎 We don't recommend this package for FSBO sellers with larger houses or properties with many amenities to showcase.

Cons

For $299, the Get Listed package offers a flat fee MLS listing for six months. It includes 6 to 10 pictures, depending on the state, and lists your home on the MLS, ISoldMyHouse.com, and major real estate websites like Zillow, Trulia, and Realtor.com.

If you have any issues or questions, you can contact ISoldMyHouse.com by filling out an inquiry form on its website. You can also cancel your listing at any time, but you won't receive a refund if the listing agreement has already been signed.

As with all flat fee MLS companies, you don't have to pay a listing agent’s commission, but you are responsible for marketing and showing the house yourself and offering a buyer's agent commission.

$399 Get Sold package

👍 We recommend this package for FSBO sellers with larger homes or many amenities.

👎 We don't recommend this package for sellers who need a lot of support.

Cons

Limited add-on options

Priced at $399, the Get Sold package offers all the same services as the Get Listed package, but with 25 or more pictures — whatever the state maximum allows.

Publishing a professional listing on the MLS, ISoldMyHouse.com, and the major real estate websites like Zillow and Trulia for six months makes this package a good value for flat fee MLS service at this price point.

The straightforward process and wide availability across almost all 50 states makes the Get Sold package a solid option for experienced FSBO sellers who just want a simple way to list and sell their house — especially larger houses that require more than six pictures.

It is not an ideal package for sellers looking for many add-on options — like a comparative market analysis — or who want bargain bin prices.

Partner agents

Beyond the flat fee MLS listing packages, ISoldMyHouse.com also offers to connect sellers with partner agents.

To take advantage of the partner agreement, just fill out the form on ISoldMyHouse.com requesting a recommendation. Then it will connect you with an approved agent in your area who will provide you with all the services of a seller’s agent at a discounted rate.

If you find you don't like your partner agent, you're not obligated to use them. But it's not clear if you can request an alternative recommendation from ISoldMyHouse.com.

If you are interested in working with a full-service agent at a discounted rate, you might also consider working with a discount broker like Semya-Moya. Clever connects you with high-quality agents who help you sell your home for just 1.5%.

💰 Incredible savings, none of the DIY

Selling your home is time-consuming, and fraught with potential legal issues.

There's a better option. Clever pre-negotiates lower listing fees with top agents in your area. You still save on commission, while getting the support of a full-service agent.

  • Clever partner agents offer full-service support for half the typical cost: a pre-negotiated 1.5% listing fee
  • Clever sellers save an average of $7,000 on commission AND they get offers 2.8x faster than the national average

Cash offers

The cash offer is the simplest option available through ISoldMyHouse.com. Just fill out a form and get a cash offer within 48 hours.

Cash offers tend to be lower than what you’d get if you worked with an agent, but it's the simplest and easiest way to sell your home — and you’re not obligated to accept the offer if you don’t like it.

Other options on ISoldMyHouse.com

The two add-ons available through ISoldMyHouse.com are lockboxes and yard signs. Lockboxes are $50 each or two for $90, and yard signs are $75 each or two for $140.

ISoldMyHouse.com also offers a one-month featured listing on its website for an additional $25, which places your listing on the sidebar of the home search page.

However, that upgrade may not be worth it. According to our 2022 survey of 1,000 buyers, only 10% of people said they looked at ISoldMyHouse.com when searching for properties.

How much can I save with ISoldMyHouse.com?

If you select the flat fee MLS services on ISoldMyHouse.com, you won’t have to pay the usual 2–3% seller’s agent commission. This could be thousands — or tens of thousands — of dollars, depending on your sale price.

One review claims to have saved as much as $40,000 by using ISoldMyHouse.com, but that amount requires selling a pretty expensive home.

You’ll still likely have to pay the buyer’s agent commission, which is also usually 2–3%.

Also, if you intend to stage your home or use a real estate lawyer, those expenses will impact your total savings.

How much you "save" also depends on what numbers you are comparing. Yes, using a flat fee MLS service will save you the 2–3% seller’s agent commission, but if your home sells for less than it would have, you might actually end up losing money!

According to the National Association of Realtors, the median sale price for FSBO homes is about 18% less than agent-sold homes. For a $200,000 house, that would mean your 3% agent fee savings of $6,000 would be greatly outweighed by selling for $36,000 less.

Granted, that’s only one study, and we aren’t familiar with the methodology or data, so it’s possible the information is skewed to favor realtors. Still, when considering what you stand to gain from not using an agent, you should also consider what you stand to lose.

In our 2022 survey of 1000 homebuyers, 73% of respondents said they think they can out-negotiate FSBO sellers — so be aware of the risks if you decide to sell yourself.

Beware of additional costs in minimum service states

Legally, some states require flat fee MLS companies to perform services that wouldn’t usually be included in their standard packages. In these states, additional fees are added to the cost of the package you select on the purchase page.

Currently, these are the states where additional costs are required:

  • Colorado

  • Georgia

  • Indiana

  • Iowa

  • Kentucky

  • Missouri

  • Nebraska

ISoldMyHouse.com reviews

Reviews of ISoldMyHouse.com vary by source, but the most reviews can be found on the Better Business Bureau website. Out of the 40 reviews, ISoldMyHouse.com averaged 4.75 out of 5 stars, with most positive reviews citing savings and ease-of-use as major benefits.

✅ Great savings

Saving money appears to be the most common reason customers gave ISoldMyHouse.com a positive review.

Carolyn says she received fast replies to her inquiries and saved a substantial amount on commissions when she sold her house.

This review has been shortened. See the full review at BBB.org.

Anthony recommends ISoldMyHome.com due to its ease of use and his significant savings.

❌ Poor service

Of the negative reviews, poor customer service tended to be the common complaint. These complaints were often refuted or responded to by ISoldMyHouse.com, and they're generally outweighed by the positive reviews. Still, they're worth considering.

Nina claims ISoldMyHouse.com took her money but then referred her to another service. They replied that her area was a "unique market" and that she "refused to speak" with them when they reached out.

Carol says the service isn’t worth it, claiming she was connected with a subpar agent and had inadequate exposure on the MLS. ISoldMyHouse.com responded claiming that her complaints were not grounded in fact.

ISoldMyHouse.com alternatives

Other flat fee MLS services

If you’re not sure about ISoldMyHouse.com, consider some other flat fee services:

  • 💰 Homecoin is one of the cheapest options, but it's limited to CA, FL, GA, MI, NC, SC, TN, and VA.

  • 🔍 Flat Fee Group offers MLS listings as low as $75 in some states, but you’ll need to check prices in your state to find out if this is a good option for you.

  • 👍 List with Freedom offers a 6-month listing with one photo for $89 and has three other packages with a variety of optional add-ons ranging from $149 to $295.

Discount brokers

Discount brokers are an alternative to flat fee MLS companies, and they offer more hands-on assistance. They generally fall into two categories: limited service or full service.

Limited-service brokers offer partial service to assist in selling your home and generally have low fees. However, we don't recommend using these as they usually don’t provide enough support to justify their cost.

Full-service brokers provide all the same services as working with a traditional agent, but these agents work at a discounted rate. If you desire more support in your home-selling journey, this is the path we recommend.

  • Ideal Agent only charges a 2% listing fee, but its smaller network means it provides less coverage than comparable companies with a wider network.

  • 🏅 Redfin has a solid reputation and well-developed technology for remote showings, all for a low fee of 1.5%.

  • 🏆 Clever is the most affordable full-service discount brand, offering great value and a national network for the low fee 1.5%.
