A major highlight of FSBO.com is a package that lists on FSBO.com and Redfin for $99.95. It's one of only two ways to get listed on Redfin without being listed on the MLS.

FSBO.com offers a separate MLS package for $399.95 that connects you with a broker and lists for 6 months with up to 20 photos. If you can manage with only six photos, you’d be better off going with ISoldMyHouse.com or Fizber.

Fizber: Most widely available

Fizber allows you to list your FSBO home for free with unlimited photos on Fizber.com, which is a nice way to expand your marketing without having to pay a fee.

You’ll need to purchase one of two packages to list on the MLS, for $295 and $395 respectively. The $395 option allows your listing to include the state maximum number of photos.

Fizber also offers an option to list on Redfin for $95, but we recommend FSBO.com for that.

If you have any issues or questions, you can contact ISoldMyHouse.com by filling out an inquiry form on its website. You can also cancel your listing at any time, but you won't receive a refund if the listing agreement has already been signed.

As with all flat fee MLS companies, you don't have to pay a listing agent’s commission, but you are responsible for marketing and showing the house yourself and offering a buyer's agent commission.

The straightforward process and wide availability across almost all 50 states makes the Get Sold package a solid option for experienced FSBO sellers who just want a simple way to list and sell their house — especially larger houses that require more than six pictures.

It is not an ideal package for sellers looking for many add-on options — like a comparative market analysis — or who want bargain bin prices.

Partner agents

Beyond the flat fee MLS listing packages, ISoldMyHouse.com also offers to connect sellers with partner agents.

To take advantage of the partner agreement, just fill out the form on ISoldMyHouse.com requesting a recommendation. Then it will connect you with an approved agent in your area who will provide you with all the services of a seller’s agent at a discounted rate.

If you find you don't like your partner agent, you're not obligated to use them. But it's not clear if you can request an alternative recommendation from ISoldMyHouse.com.

The two add-ons available through ISoldMyHouse.com are lockboxes and yard signs. Lockboxes are $50 each or two for $90, and yard signs are $75 each or two for $140.

ISoldMyHouse.com also offers a one-month featured listing on its website for an additional $25, which places your listing on the sidebar of the home search page.

However, that upgrade may not be worth it. According to our 2022 survey of 1,000 buyers, only 10% of people said they looked at ISoldMyHouse.com when searching for properties.

How much can I save with ISoldMyHouse.com?

If you select the flat fee MLS services on ISoldMyHouse.com, you won’t have to pay the usual 2–3% seller’s agent commission. This could be thousands — or tens of thousands — of dollars, depending on your sale price.

One review claims to have saved as much as $40,000 by using ISoldMyHouse.com, but that amount requires selling a pretty expensive home.

You’ll still likely have to pay the buyer’s agent commission, which is also usually 2–3%.

Also, if you intend to stage your home or use a real estate lawyer, those expenses will impact your total savings.

How much you "save" also depends on what numbers you are comparing. Yes, using a flat fee MLS service will save you the 2–3% seller’s agent commission, but if your home sells for less than it would have, you might actually end up losing money!

According to the National Association of Realtors, the median sale price for FSBO homes is about 18% less than agent-sold homes. For a $200,000 house, that would mean your 3% agent fee savings of $6,000 would be greatly outweighed by selling for $36,000 less.

Granted, that’s only one study, and we aren’t familiar with the methodology or data, so it’s possible the information is skewed to favor realtors. Still, when considering what you stand to gain from not using an agent, you should also consider what you stand to lose.

In our 2022 survey of 1000 homebuyers, 73% of respondents said they think they can out-negotiate FSBO sellers — so be aware of the risks if you decide to sell yourself.

Beware of additional costs in minimum service states

Legally, some states require flat fee MLS companies to perform services that wouldn’t usually be included in their standard packages. In these states, additional fees are added to the cost of the package you select on the purchase page.
